OT: Roof Leak Disaster...

I need to replace the leaky roof on my home shop, 30'x30', only has 8" of pitch from front to back. It has 3' wide asphalt roll roofing on it now, that the old owner has put multiple coats of roof coating on. Any suggestions short of pulling it all off an reframing it with a 5" on 12" pitch and shingling it?

Is the roof spray foam iso with a polyurea protection layer, or did they just use polyurea? Either way the roof "should" be monolithic, ie no leaks because there aren't any seams ect.

Another problem associated with "flat" roofs is that leaks can be right under a problem, or they can be heck and gone from where you see the problem, which can make finding them a challenge.

Do you know who the manufacturer of the polyurea is?

One suggestion- find out who manufacturer of the coating system is as mjydrafter suggested. Contact them, explain the problem and ask what the manufacturers waranty is, etc. They may offer an inspection. If your roofing contractor has a contractors license, they have to post a bond with the state ( at least in Calif. they have to). Contact your state contractors license board and check if this contractor has a bond and inquire if there are any other complaints against them. They will usually step in on problems like this. Leaky roofs are the pits, more so if you have paid to have them fixed. Flat roofs just plain su*k, don't ask me how I know!

Looking for suggestions. I had a new roof put on my fourplex 3 years ago. It is a sprayed polyurea roof, high dollar, costs me 12K+ at the time. Came with a 15 year labor AND materials warranty. Here is the catch.

The F&*#^%$ roof leaks, and has been leaking since it was done. The company has been back five times to fix it. (We have had brief periods of no leaks) It leaks through one upstairs unit down into mine. I have to empty a bucket every 15 minutes. (No Sleep and I can't leave the damn house)

The guys at the company have been nice as can be and have bent over backwards. However that doesn't mean **** at 4 in the morning when I am emptying my 25th bucket of rain water. Not to mention, sheet rock damage, repainting, and all of the water that goes under my building. (Conventional foundation)

What it comes down to is I have ZERO confidence that these guys can fix the problem and I want to hire someone else to do it. However, I want my original roofer to pay for it. Any chance this will get pulled off without going to court? Can the roofing company be held responsible for all of the internal damage?

Obviously short of cash and desperate as the rain started to pour down, we are thinking of doing it ourselves. A colleague of mine said they got the materials from B&Q and did it themselves.

Any advice on how to DIY this ourselves?

Funny item on the news here ......high rise discovered (like after about 10 years of complaints) with so much water infiltration that the internal fixtures are held up by mould alone......wood framing all rotted away.

one thing certan i can say for flat roofs. they leak. always did always will.
The only appreciative members of flat roofs is the crowd offering maintenance contracts. Literally cutting mine out and hoisting trusses cost $80k to seal 6500 square feet. And no maintenance contract. My per square foot cost is still at what 7 years rent would have been in SoCal.
